Rental Income and Expense Spreadsheet

A rental worksheet is easier to use when the categories and totals are visible. This site provides a free XLSX sample for tracking ordinary rental income and operating expenses across up to five properties.

The sample is a working example, not a promise of tax treatment or investment performance. It uses fictional properties and transactions so you can explore the workflow first.

A simple rental record, at a glance

See the shape of the record before opening the workbook: one property ID, one payment, one expense and the resulting cash movement.

Illustrative example with fictional figures; not live data.

What the free sample contains

  • Four tabs: Start Here, Properties, Transactions and Summary.
  • Five property slots and 499 supported transaction rows (rows 2–500).
  • Example income and expense entries, monthly totals and an annual summary.
  • A built-in entry check and an input guide.

The workbook displays USD and does not perform currency conversion. The current figures are examples, not live data.

How to use it

  1. Download the XLSX sample and keep an untouched copy for reference.
  2. Open the workbook in a desktop spreadsheet app and read Start Here.
  3. Make a separate working copy, replace the fictional property details, and add your own entries.
  4. Check the entry column and review the monthly and annual totals.

Guides

Current scope

There is no paid product, account area or checkout on this site yet. The sample is free and the guides are general operational information, not tax, legal or accounting advice. For corrections, use the contact link or the email in the footer; the download and guides remain the main resources.
